1974
BIRTH OF THE MAP
Francesco Pesatori is a man who built his own destiny starting from a childhood marked by hard work. From the age of 12, he began to cut his teeth in various sectors, acquiring invaluable professional experience. However, it was his experience as a blacksmith, gained over seven years of working alongside his brother, that truly shaped his path. It was during this period that the meeting that would change his life occurred. One of the clients of his brother's company, Count Pullè, recognized an extraordinary talent and determination in Francesco. Seeing extraordinary potential in him, the Count did not just offer him a job on his construction site for the construction of warehouses, but offered him an opportunity that would completely transform his future. He promised to support him in opening a new carpentry business, a commitment that included the purchase of a warehouse and the guarantee of work for two and a half years. Thus was born S.D.F. of Pesatori Francesco and Machina Santo, located in via Mario Pagano in Trezzano Sul Naviglio. This carpentry feat, the fruit of Francesco's courage and vision, not only marked the beginning of a new era for him, but was also the spark that gave birth to today's MAP. From a simple dream and a promise, an entrepreneurial reality emerged destined to leave an indelible mark.
1981
SINGLE MEMBER
In 1981, a crucial moment marked the history of MAP. Machina Santo, founding partner and companion in adventures, made the decision to leave his role as partner in the company. Despite this step back, his bond with MAP remained strong: Santo expressed his desire to continue contributing to the company's success, but in a new capacity, that of a worker employee. This decision opened a new era for MAP, with Francesco Pesatori taking on the role of sole shareholder. From that moment, Francesco found himself at the helm of the company, ready to guide it with an even clearer and more determined vision. This step not only consolidated Francesco's leadership, but also strengthened the company's identity, laying the foundations for even more ambitious and extraordinary growth.
1985
MAP BECOMES S.R.L.
In 1985, MAP took a bold and decisive step in its evolution by transforming itself into a limited liability company (Ltd). This change was not just a formal act, but the reflection of a growing ambition and the maturity achieved by the company. Francesco Pesatori, who had been leading MAP as sole shareholder and driving force for four years, made a strategic decision to ensure the stability and prosperity of the company in the long term. With an eye towards the future, Pesatori chose to involve Giorgio Bianchi, a long-time employee and trusted figure within the company. In a gesture that combined recognition and strategy, Pesatori offered Bianchi the opportunity to become a partner, giving him a 20% stake in MAP's share capital. This move not only rewarded Bianchi's significant contribution, but strengthened internal leadership, creating an environment of belonging and shared responsibility. In those years of transformation, MAP marked another memorable milestone with the construction of an agricultural warehouse in Bellinzona, Switzerland. This project was not only an important order, but a fundamental stage in the company's history, which once again demonstrated its ability to overcome borders and create works of great international importance. MAP, now launched towards new challenges, consolidated its role as a protagonist in the sector, always ready to seize new opportunities and build a successful future.
1977/80
THE FIRST CUSTOMERS
The history of MAP is a tale of ambition and success, which began with the irreplaceable support of Count Pullè. Thanks to his help, the young company managed to find and rent a five hundred square meter warehouse, equipping it with the essential machinery to start a production that would change their destiny. This initial momentum allowed MAP to win over its first customers, immediately establishing solid relationships of trust and quickly making itself known in the sector. The turning point came with an extraordinary opportunity: a major client commissioned MAP to collaborate on a very high profile project, the renovation of the operational area of Gaddafi's headquarters in Libya. This assignment not only represented a crucial moment in the company's history, but also an international showcase that opened the doors to a future of continuous improvement. It was an opportunity to demonstrate to the world MAP's ability to face complex challenges, marking the beginning of an unstoppable growth path. In 1980, a new exciting chapter was written in the history of MAP: the company took care of the reinforcement of the roof of a building for Zanoletti Metalli, a project worth 300 million lire. This assignment represented another triumph, underscoring MAP's expertise and mastery in managing large-scale jobs. With each success, the company consolidated its position as a leader in the sector, projecting itself towards a bright future full of opportunities.
1990
ALBERTO PESATORI JOINS MAP
A decisive moment in the history of MAP occurred in 1990, with the entry of Alberto Pesatori, son of the founder, into the company. Alberto's arrival represented a real turning point, destined to mark the future of the company. Since joining the technical staff, Alberto stood out for his tireless commitment and extraordinary ability to learn. With determination and passion, he covered every stage of the company organization chart, starting from the workshop and passing through the technical office, immersing himself in every aspect of the work. This journey through the various departments was not just a learning process, but a real on-the-job training that allowed him to acquire an in-depth and complete knowledge of the sector. His dedication and natural inclination towards leadership led him to earn, step by step, the respect and trust of colleagues and collaborators. The culmination of this journey came with the appointment of Alberto as Technical Director, a role that embodied his vision and expertise. Under his leadership, MAP continued to excel, distinguishing itself for the quality and reliability of its workmanship. Today, Alberto Pesatori, strong in his family legacy and with an eye always turned to innovation, leads the company towards new horizons, keeping tradition alive while paving the way for a brilliant future.
2000
NEW SHED IN CORNAREDO
MAP's ever-increasing business required an equally bold response: an expansion that reflected the company's ambition and relentless growth. With the need for space increasingly pressing, MAP undertook a careful search which culminated in the discovery of a perfect warehouse, a large 6,000 square meter space located in Cornaredo. This property proved to be the ideal opportunity to support the company's growing operational needs. To turn this vision into reality, MAP made a strategic decision: sell the Trezzano warehouse and use the proceeds to cover part of the cost of the new property. The remaining amount was financed through a bank loan, a move that made it possible to optimize financial resources and ensure a substantial improvement in operational capabilities. The impact of this choice was not long in coming. With the entry into operation of the new space in Cornaredo, MAP immediately recorded an unprecedented increase in efficiency and productivity. The success of this step was manifested in a tangible way with an increase in turnover of 2 billion lire compared to the previous year, achieved without increasing the workforce. The acquisition of the new space in Cornaredo not only consolidated MAP's position on the market, but projected it towards new heights of success. By improving working conditions and paving the way for new growth opportunities, this investment represented not only a strategic step, but a clear sign of the company's ability to adapt and thrive in a competitive and ever-changing market. 2001
NAUTICA FERRETTI GROUP
MAP has experienced a phase of extraordinary growth thanks to a prestigious collaboration: the construction of the structures for the stands at the Nautica Ferretti Group brand fair. This partnership represented a milestone for both companies, consolidating their presence in the maritime luxury sector. The stand structures, true works of architectural art, highlighted the elegance and uncompromising quality of Ferretti products, while offering MAP an exceptional showcase to demonstrate its mastery of design and construction of the highest level. Every detail of these structures spoke of innovation and sophistication, attracting the attention of a demanding and international audience. This collaboration has not only strengthened the reputation of Ferretti and MAP in the global luxury yacht market, but has also opened up new business opportunities, attracting the interest of prestigious clients. 2003
DÜSSELDORF FAIR
MAP experienced a period of extraordinary expansion thanks to a crucial participation: the construction, transport, assembly and dismantling project of the Düsseldorf fair, an undertaking that developed for four years and marked a fundamental stage in the company's path . This ambitious project has given MAP an unparalleled international stage, allowing it to hone its skills and consolidate a global reputation for excellence in the exhibition industry. Dealing with the complex logistics and technical challenges of an event of this magnitude required impeccable precision and professionalism. MAP not only managed every phase of the project expertly, but also demonstrated itself to be a leader in managing large-scale operations with efficiency and innovation. 1995
CRISIS PERIOD
1995 was a stormy year for MAP, marked by an event that could have brought the company to its knees: the bankruptcy of the Ceci di Parma company. Until that moment, Ceci represented as much as 50% of MAP's turnover, an economic dependence that highlighted how crucial it was for the very survival of the company. The sudden announcement of Ceci's collapse was a devastating blow, abruptly cutting off a vital source of revenue and throwing MAP into an unprecedented financial crisis. Without the payments expected from Ceci, MAP suddenly found itself fighting for its survival. Daily operating costs, along with heavy mortgage payments for two warehouses, became an unsustainable burden in the absence of significant income. The situation became even more dramatic when the bank began to demand payment of the outstanding debts, putting at risk not only the financial stability, but also the very existence of the company. With water at its throat and an uncertain future ahead of it, in 1995 MAP made a crucial decision: to sell one of the two warehouses. It was a difficult choice, imposed by circumstances, but it turned out to be a saving move. With the proceeds of the sale, MAP was able to repay its outstanding debts to the bank, obtaining valuable financial relief. This moment, although full of sacrifice, marked a turning point in the history of MAP. Despite adversity, the company demonstrated extraordinary resilience, transforming a crisis that could have destroyed it into an opportunity for renewal and relaunch. From that point on, MAP rose stronger, with a renewed determination to not just survive, but thrive.
2010
MAP BECOMES A S.P.A.
In 2010, MAP achieved extraordinary milestones that marked a turning point in its history. Among the most significant successes is the prestigious project of the fire stairs of the Lombardy Region Palace. This intervention saw the creation of impressive emergency staircases, five floors high and designed in a spiral shape, which stood out not only for their imposing architecture but also for their sophisticated aesthetics. Covered in alucobond and with tempered glass railings, these stairs represent a perfect balance between innovation and safety, with the glass chosen for its mechanical resistance and the guarantee of safety in the event of breakage. But 2010 was not only synonymous with impressive works. This year also marked a fundamental change for MAP: the transformation into a joint-stock company. This step not only represented a structural turning point, but opened the doors to new financing and growth opportunities. With a stronger corporate structure, MAP is now ready to face market challenges with new energy and an expanded vision. The combination of a high-impact project such as that of the fire stairs of the Lombardy Region Palace and the transformation into an LLC made 2010 a legendary year for MAP. This new extension represented a crucial turning point, allowing the company to substantially expand its operational capabilities and respond more efficiently to the growing needs of the market. With the inauguration of this cutting-edge space, MAP created a department dedicated exclusively to sheet metal processing, an area that immediately saw a surge in productivity and precision. To support this new division and guarantee unparalleled quality results, the company has made a strategic investment in the purchase of a latest generation plasma cutting machine. This tool, among the most technologically advanced, has revolutionized sheet metal processing, offering extremely precise cuts and uncompromising quality. The integration of the new department and the plasma cutting machinery was not only a strategic move, but an affirmation of MAP's commitment to innovation and the search for cutting-edge technological solutions. This expansion represents a decisive step towards the company's continued growth, consolidating its role as an industry leader and paving the way for exciting new opportunities. 2012
CANTINA ANTINORI
MAP recently completed a work that sets new standards of elegance and innovation: a self-patinating steel helical staircase that embodies an extraordinary fusion of engineering and art. This sculptural masterpiece, conceived by the Archea Associati studio, is not just an architectural structure, but a true statement of style and audacity. Extending for over 30 metres, the staircase climbs in a ballet of spirals that seem to defy the laws of gravity, thanks to the absence of intermediate supports. This extraordinary creation is possible thanks to the use of self-patinating steel, a material that not only guarantees unparalleled structural strength, but develops a natural patina over time that protects it from atmospheric agents and gives the structure a distinctive and fascinating appearance. The project, signed by the Archea Associati studio, goes far beyond mere functionality; explores and exploits the expressive potential of architecture, transforming a simple construction element into an extraordinary spatial and sensorial experience. The helical staircase becomes an ascending journey that invites the observer to deeper reflection, enriching the surrounding environment and stimulating the imagination of those who experience it. This realization is tangible proof of how technological innovation can be beautifully integrated with architectural creativity. 2014/15
EXPO MILANO
MAP left an indelible mark on Expo Milan 2015, playing a crucial role in the creation of some of the event's most emblematic pavilions. Acquired by the Fratelli Navarra company, the project saw MAP engaged in the construction of real architectural jewels: the Italian Pavilion, and 4 pavilions dedicated to the Italian regions "Padiglioni del Cardo". Furthermore, it acquired from other General Contractors the Vietnam Pavilion, the Holy See Pavilion, the Ecuador Pavilion, the CCUP China Pavilion, the Children Park Pavilion and the architectural parts of the French Pavilion. Tackling a workload of this magnitude was a real marathon. MAP operated with unparalleled determination, working at a relentless pace, seven days a week and often overnight, to meet the project's stringent deadlines. This extraordinary effort was essential to ensure that each pavilion was ready and flawless for the opening date of the Expo. Despite enormous logistical and organizational challenges, MAP triumphed, successfully completing all works by 30 April 2015, the day of the official inauguration. This achievement not only demonstrated the company's ability to manage complex projects with impeccable precision, but also contributed decisively to the global success of Expo Milan 2015. The creation of these pavilions represented a masterpiece of engineering and design, celebrating MAP's ability to overcome any challenge and excel under pressure. Its contribution to the Expo not only enriched the event with structures of extraordinary beauty and functionality, but also consolidated MAP as an undisputed leader in the world of international construction.
2016
MAP MOVES TO CORSICO
After the success of Expo Milan 2015, MAP launches into a bold new phase of expansion, driven by growing demand and unprecedented success. The company acquires an abandoned area of 14,500 square meters, which is transformed into a pulsating center of innovation and productivity. This restructuring not only significantly expands MAP's production capacity, but also opens new frontiers for innovation and technological development. In the following years, MAP explodes into exponential growth. This momentum is supported by the purchase of latest generation machinery, true marvels of technology that raise the efficiency and quality of products to new levels. The company does not just modernize work tools, but also invests in highly qualified human capital, attracting experts and professionals with cutting-edge skills and fresh ideas. 2017
ZUCCHETTI TOWER
In November 2017, MAP took an important step forward by moving to the new headquarters located in the industrial area of Via Volta 12 in Corsico (MI). This modern production site extends over an area of 14,500 m2, including three warehouses arranged in parallel for a total of 9,000 m2 covered, and a 600 m2 management centre. With the inauguration of the new headquarters, MAP has strengthened its "Sheet Metal Department" by investing in cutting-edge machinery. Alongside traditional plasma cutting systems, innovative high-tech laser cuts have been introduced, which have significantly improved company performance. Among the most prestigious goals achieved in recent years, the participation in the Zucchetti Tower project stands out, a major intervention that transformed a 1970s reinforced concrete tower into an iconic and original piece of architecture. The project aimed to create a new envelope consisting of an external steel metal frame, designed to function as a sunshade façade, adapting to different solar exposures. Steel thus became the absolute protagonist of this redevelopment, wrapping the tower up to the roof "fin", where photovoltaic panels were integrated. Participation in this prestigious project has given further impetus to MAP, consolidating its position as a point of reference in the sector.
2023
MERLATA BLOOM
Inaugurated on November 15, 2023, Merlata Bloom is one of MAP's most recent and prestigious creations. The construction site, started in 2020, led in just three years to the creation of a center that today is a vibrant reality. Merlata Bloom stands as a point of connection between the former Expo area and Uptown, the new residential district of Cascina Merlata. Inserted in an architectural context where sustainability is a fundamental and tangible principle, Merlata Bloom stands out for its commitment to the environment. A clear sign of this approach is the passing of the first phase of LEED certification by Uptown, the residential project wanted by EuroMilano. Here too, MAP played a leading role, contributing to various works within the complex and proving once again that it is up to ambitious and highly relevant projects.
2024

THE BIG PROJECTS
In recent years, MAP has undergone a period of unprecedented expansion and success. What began as an ambitious idea has turned into a constantly growing reality, thanks to a path marked by innovation, determination and tangible results. The expansion was not limited to the geographical aspect, but also involved the technological and strategic sphere. The company has invested heavily in research and development, adopting cutting-edge solutions to guarantee high-quality products and services. This approach has allowed MAP to effectively respond to the needs of a constantly evolving market, always maintaining a competitive advantage over the competition. An emblematic example of this period of growth is the Ferrero Technical Center, the new technical innovation hub of the Alba multinational. This project represents an advanced level of integration between industrial architecture, natural landscape, process sustainability and worker well-being. The Gioia 22 project, known as "The Shard of Glass" for its distinctive geometry, is also a clear sign of the path towards innovation undertaken by MAP. The facades of the skyscraper are made with high-performance triple glass panels, flanked by 6,000 m2 of photovoltaic panels, a heating and cooling system powered by groundwater, and LED lighting managed by daylight sensors, which allow optimal control and a significant reduction in overall energy consumption. The journey has not been without challenges, but thanks to the passion and dedication of an extraordinary team, every difficulty has been transformed into an opportunity. By expanding MAP's presence on the market, it has gained new customers and established strategic partnerships that have strengthened its leading position in the sector.
